THE PROJECT

  • What is Shang Salcedo Place?
Shang Salcedo Place is a luxury high-rise residential development showcasing the signature Shang Properties living experience — superior amenities, outstanding architecture, and world- class design, all reflecting the prestige and comfort of the high life. This 67-storey condominium, with an approximate height of 249.8 meters, joins the groups’ other prominent developments such as The Shang Grand Tower and The Enterprise Center in Makati, The St. Francis Shangri-La Place, Shangri-La Plaza mall, One Shangri-La Place in Ortigas Center. Other on-going projects are The Rise Makati and Horizon Homes at Shangri-La at the Fort
  • What are the landmarks?
Located along the streets of Sen. Gil Puyat (Buendia), Tordesillas and HV de la Costa, moving around by foot or by car is a breeze, and commuting options are fast and hassle-free. From Shang Salcedo Place, business, commercial and medical establishments within the Makati CBD are easily accessible. The Ateneo Professional Schools and the Mapua Institute of Technology – Makati Campus are just a few steps away.

  • What is the difference between the High Zone and the Low Zone?
The Low Zone is from the 8th to the 35th floor and is separately serviced by three (3) low zone elevators. The High Zone is from the 36th to the 67th floor and is also separately serviced by three (3) high zone elevators.  The penthouses are located on the 67th floor.

  • How many parking levels are there?
The residential tower will have ten (10) parking levels located at Basements 1, 2 and 3 and podium parking will be on ground, mezzanine and Levels 2 to 6.    

  • What is the lot size or area of Shang Salcedo Place?
The lot size of Shang Salcedo Place is approximately 3,045 sqm.

THE UNITS


  • How many units will there be?
There will be a total of approximately 749 units, including the Premier and Penthouse units.

  • How many units will there on each floor?
A typical floor will have approximately12 to 14 units, while a Premier floor will have seven (7) units.

  • What is the floor area and price range of the Typical Studio units?
 Typical Studio units are approximately 35 to 36 sqm in size and the price starts at Php 10M, inclusive of VAT.

  • What is the floor area and price range of the Typical One-Bedroom units?
 A Typical One-Bedroom unit is approximately 52 sqm in size and the price starts at Php 13M, inclusive of VAT.

 What is the floor area and price range of the Typical Two-Bedroom units?
 
A Typical Two-Bedroom unit is approximately 103-104 sqm in size and the price starts at Php 26M, inclusive of VAT.


  • How much is a parking slot?
 The cost of a parking slot starts at Php 1,500,000, inclusive of VAT.

  • Do the units have balconies and terraces?
The Studio, One-Bedroom and Two-Bedroom, units will have balconies and terraces. Some Studio units will not have balconies, but will have usable bay windows as part of the standard design.

The clubhouse or amenities floor is located at level 7.

PROCEDURES
  • What are the requirements to purchase a unit?
To purchase a unit at Shang Salcedo Place, buyers must first pay a Reservation Fee of Php100,000, sign the Reservation Agreement, and fill out the Buyer’s Information Sheet. The down payment is due 30 days after reservation. Post-dated checks are required for all payment schemes.  For those who wish to purchase a parking slot, a reservation fee of Php25,000 is also required.
  • Is the reservation fee refundable?
The reservation fee is deductible from the down payment but is non-refundable. 

 Do I get my own title?
Yes, a Condominium Certificate of Title is given for each unit, and separately for each parking slot.

DELIVERY
When is the delivery/turnover of the units?
4th Quarter of 2017.
